# Setback

Also known as: building setback, setback requirement

The minimum required distance between a structure and a property line, road, or other boundary, set by zoning or building code.

A setback is the minimum distance that a building or structure must be placed from a property line, street right-of-way, easement, or other boundary. Setback requirements are established by local zoning ordinances and vary by district, lot size, and structure type. Violating setback rules typically requires a variance before a permit can be issued. In Texas, setbacks are enforced during plan review and confirmed during foundation or framing inspections.

## Why it matters for contractors

Setback constraints often drive permit amendments or variance applications — both of which appear in the permit record and represent follow-on lead opportunities for surveyors, civil engineers, and specialty contractors.
